You will be emotionally intelligent to instinctively read when people want more or less information, credible to present options and pricing, as well as able to reason which proposals represent value for money and why
What you will be doing
For new assets: anything and everything that is necessary to get new multi-million pound buildings ready for occupation, getting the developer off site, units accepted and ready for our lettings teams who in turn need to get the flats let and residents moved in. You will also support decision making throughout the development lifecycle with sustainability, durability and ease of use in mind as you source, score and evaluate suppliers and check off fire safety quality assurance documentation.
For lease up: using data analytics you will need to be able to predict demand, understand the market saturation levels and the likely customer demographic: together these will dictate the right marketing strategy. There are multiple tasks to trigger and numerous overlapping outcomes to track. You will have to organise marketing assets, proof read posts, authorise social media and arranging video how to guides for the site staff and residents.
For stabilised assets: there are contracts to negotiate, cause and affect testing to arrange and attend, fire QA to check off, spares lists to maintain, assets to tag and building compliance to document too. As we further the ESG agenda there will be upgrade programmes to scope, tender, oversee and deliver and new accreditations to apply for as we follow the holy grail to net zero.
Compliance and reporting: daily upward reporting is essential so the team know where the things you are responsible for are at. You will need to get your head around the jargon such as GAV, Yield and IRR and that’s where your excel skills come in.
